Green flex building opens in Sterling January 7, 2009 Hughes and Smith Inc. delivered a green flex building in Sterling— a unique type of building for the Northern Virginia area. “We believe that over the course of time tenants will realize significant savings from being located in a green facility,” said John Hughes, chief executive of the Fairfax-based contracting firm, in a statement. “So ultimately, we feel going green is good business for everybody.” The building is under architectural review to see which Leadership in Energy and Environmental Design certification to apply for. The 85,570-square-foot flex facility at 22570 Shaw Rd. already has an anchor tenant committed to more than half the space. Dulles Electric pre-leased 49,670 square feet in the building. McLean-based Appian Realty Advisors is marketing the remaining 35,837 square feet, which contains 27,888 square feet of warehouse space, 9,264 square feet of office, and 1,715 square feet of retail.
