Appian Retained as broker for two Potomac Mills area projects
APPIAN REALTY ADVISORS RETAINED AS LEASING BROKER FOR TWO POTOMAC MILLS-AREA OFFICE AND RETAIL PROJECTS

WOODBRIDGE, VA --- Appian Realty Advisors recently was named leasing broker for two projects in the Potomac Mills area of Woodbridge.

Appian will lease the first 60,000-square-foot class A office building at Catons Crossing (13580 Groupe Dr.), a new “amenity rich” 350,000-square-foot, ten-building mixed-use project.  The project will include class-A office, retail, for sale office condominiums and restaurant facilities.

According to Dan Gonzalez, Appian managing partner, “Catons Crossing is the nicest mixed-use high-end project in eastern Prince William County, and is very convenient to Quantico and the I-395 corridor.

“Catons Crossing is strategically located to serve both the existing business community as well as those government contractors affected by the forthcoming BRAC implementation.  No other project in Eastern Prince William County offers such a unique opportunity.”

The 30,000 square feet of available space in the first building will be ready for occupancy in April.   Catons Crossing is being developed by Catons Office Park LLC.  Initial tenants include The Engineering Groupe, which will occupy nearly 30,000 square feet.

In addition, Appian will be leasing 14,921 square feet of available space at the 61,875-square-foot Potomac Mills Home & Auto Center, located at the corner of Potomac Mills Road and Gideon Drive, Woodbridge.  The end-cap space, which was formerly occupied by a furniture company, is available immediately.  The retail center is owned by Metro Associates Limited Partnership.
