Haymarket building breaks ground

Wednesday, February 4, 2009

WASHINGTON BUSINESS JOURNAL - BY Tierney Plumb STAFF REPORTER

Construction has begun on the first phase of a two-building complex in Prince
William County. The first office building is an 80,000-square-foot, four-story structure that is being
developed by Landservices Inc. The site in Haymarket is where Disney’s American history-based theme park was slated to go until the plan was axed in 1994. Appian Realty Advisors is marketing the space -- available for lease or purchase -- to medical practices and professional service firms. The second building will be 60,000 square feet.

Pad sites in front of the office buildings have been pre-leased to BB&T Bank and to MiniLand day care center, which is scheduled to open later this year. Prince William Health Systems recently opened a new 88,000-square-foot medical facility nearby.

The office buildings are part of The Village at Heathcote, a mixed-use project that will consist of 450 residential units -- half of which are done -- and more 75,000 square feet of street-level retail, including restaurants, banks, spas, and cafes. Landservices is offering a generous build out allowance and marquis signage for
a major tenant.
