Goodman Manufacturing Takes 27,629 SF

GAINESVILLE, VA-Houston-based Goodman Manufacturing has inked a 27,629-sf lease at 7689 Limestone Dr. in Gateway Business Center to be used as a distribution facility. The manufacturer of residential air conditioning and heating products is the first tenant in the Buchanan Partners-owned facility, which delivered late last year.
The facility is now 50% occupied, according to Dan Gonzalez, Appian Realty managing partner, who represented Goodman in the transaction. Buchanan Partners was represented by Norman Realty.
Goodman is moving its current facilities in Chantilly, VA to be in this market because it wants to be closer to its customers, Gonzalez tells GlobeSt.com. Their customers tend to be contractors and suppliers of HVAC services and these firms were finding it too expensive to remain in Chantilly, he says.
The company chose Gainesville specifically because it believes it is a growth market for
commercial building, and eventually, residential building. The company is expanding by some 7,000 sf from its old facility--an increase that headquarters would not have approved if it had agreed with the growth projections, Gonzalez says. The asking rate for the building is $9 triple net per sf. The lease term is for five years.
