APPIAN REALTY RETAINED AS DEVELOPMENT MANAGER AND BROKER FOR "MADISON SQUARE" MIXED USE DEVELOPMENT, GAINESVILLE, VA

25-Acre Mixed-Use Project at Intersection of Routes 15 and 29

GAINESVILLE, VA --- Appian Realty Advisors recently was named development manager and broker for Madison Square, a mixed-use office, retail, and residential project prominently located at the intersection of Routes 15 and 29 in Gainesville.

Appian is developing the project as well as leasing the office space on behalf of RER Equities, a private real estate investment firm.  Dan Gonzalez, Appian managing partner, will oversee the office leasing assignment.  Groundbreaking on the project is expected to occur spring 2008.

The commercial space will include a mix of 170,000 square feet of two- and three -story buildings with ground floor retail and restaurant space with offices above.  The residential component consists of 25 single-family lots, with a residential builder to be determined.

According to Tom Sandlin, the Appian managing partner responsible for the project’s development, Madison Square is a perfect complement to neighboring high-end developments with name retailers such as Wegman’s, Harris Teeter, Starbucks, Bed, Bath & Beyond, and Staples.

“We are pleased to be part of developing a dynamic town center at the corner of Routes 29 and 15.  This area is the new upscale location for residential, retail, and office users in Prince William County and is a place where people can live, work, shop and enjoy a convenient lifestyle– and do it all in a area that is one of the fastest growing in the country,” Mr. Sandlin said.
